•  Developed real estate Asset Optimization Framework to align real estate department capital planning with company’s strategic objectives for business growth, brand differentiation, and customer engagement.  Framework identifies and leverages cross-functional data flows through regression-based analytics and stochastic modeling techniques enabling data-driven decision making for a 7 million square foot retail / industrial portfolio.

•  Created Project Delivery Platform to translate corporate strategy to actionable items for a team of internal and external managers to monitor implementation of a multi-year +$100,000,000 showroom and warehouse upgrade program.  Platform establishes clear objectives and kpi’s for project success, and orchestrates cross-functional talent to prepare real estate investments for executive approvals, project execution and lifecycle optimization.

•  Authored standard lease verbiage in tandem with in-house legal counsel to mitigate tenant’s contract risk and promote favorable deal terms on 12 new 35k sf showrooms within a mix of capital and operating lease structures.

•  Developed facade design language for differentiated-brand positioning and negotiated civic entitlements with external stakeholders for community support as required in 120+ store remodel and construction program.

•  Led Building Design segment of corporate sustainability initiative that helped achieve 32% reduction in energy costs from 2008 baseline.

•  Built portfolio and project level development protocol for scope, schedule and cost management of Consultant, Contractor, and Vendor contracts.
